I have been working on Pan-European commercial real estate transactions whereby I sourced new opportunities with sponsors, I help them in putting together business plan for financing, I provide asset management services post-closing. In some cases I worked as a Director on transactions the clients have restructured from administration to new joint venture structure.
On these commercial real estate transactions, my main responsibilities were:
• To firstly source and to identify through my CRE network opportunities in Europe and to help in the development of appropriate Business Plan for the purpose of acquiring International retail/residential properties. In some cases some of these deals are in administration and the acquisitions are done through new joint ventures as part of debt restructuring.
• To work in the development of the underwriting analysis and cash flow modeling.
• To liaise and to establish communication with valuers, solicitors and arrangers.
• To review/comment on legal due diligence report and to highlight important issues prior to closing of the transactions.
• To ensure and to check that all security packages are put in place in accordance with credit approval.
• To review/comment on memorandum related to German/UK tax implications on acquisition of assets from different jurisdiction.
• To work in the selection of recommended local Asset and Property Managers that will be most suitable to execute the approved Business Plan.
• To review and to comment on Asset/Property Management Agreement.
• To develop an asset management plan for each property setting out the leasing and asset management strategy such as lease re-gearing and new leases. In areas such as building area extension, upgrade and getting best optimal upside and optimal solutions.
• To review and comment on Limited Liability Partnership Agreement including to participate in follow-up calls between banks, solicitors and borrowers during negotiations of Joint Venture Agreement.
• To review and to comment on Asset Manager's Duty of Care Agreement, Purchase Agreement.
• To liase with accountants in delivering financial reports for annual accounts and to sign off on Annual Audited Financial statements of the Companies'accounts.
• To prepare and to review payment requests from Property/Asset Managers and instruct the banks to release funds to suppliers in accordance with approved budgets.
• To deliver quarterly cashflow budget and analysis report to the owners and the banks.
• To work with the owners/banks on lease reviews, lease extensions, capex investments for extension areas, project monitoring and site inspections.
• Carrying out regular site visits and to form relationships/understand occupier requirements.
• To assist in lease negotiation and modelling lease re-gearing through finding ways to add value.
• To work on asset disposal and sale exit negotiations.
• To provide daily asset management services on these transactions post completion. Such as liasing with clients, valuers, Property/Asset Managers, working on lease re-gearing, new lettings and solicitors.
• To keep a rigourous check on compliance monitoring of the portfolio of properties, looking at periodic reviews and to work on waiver requests as requested.
• To monitor the transactions performance and review miticulously any requests which may have a material impact on the transactions. As such, a contigency plan to deal with distressed assets.

I was responsible to perform the asset management duties of a portfolio of over €1.5 billion of active CMBS/Balance Sheet commercial property loans in Europe & Scandinavia. My main responsibilities were:
• To asset manage performing loans in Primary Servicing and workout of NPL Loans in Special Servicing.
• To perform underwriting analysis of NPL transactions for acquisition, refinancing or as part of Credit Paper.
